Most people find out what their renovation costs at the very end, when it's too late to change much. On an older Auckland home the big risks are usually council rules, what's behind the walls and the site itself. The review looks at those for your home while you can still do something about them.

The kind of things a review turns up

  • A street-facing addition to a villa in a special character area that will need resource consent, adding reports, fees and months to the programme.
  • An old roof or bathroom that's likely hiding more work than the plans allow for.
  • A big opening or steel beam that could be done a different way for less.
  • Kitchen and bathroom allowances set well below the finishes you actually want.
  • A tight or sloping site that changes how, and how much, it costs to build.

A Category B listed church from 1900, empty for 15 years, converted into four apartments with Gel Architects. Around 240 steel beams brought it up to a 75% seismic rating, and the original kauri lining was catalogued and put back where it came from.
